Q1: Are there any forms that I need to fill to stay at UNIsity?

A: Yes you can fill in the appropriate forms online by clicking on the application button in the left hand menu bar.

Q2 Do I need to sign a lease to become a resident at UNIsity?

A: Yes, the signing of a lease agreement is legally required. This usually takes about ½ an hour and to this meeting you need to bring, your passport or drivers license number, payment for the 1st months rent in the form of a bank cheque (made out to the agent). You will also need to bring payment for the bond, which is paid as a bank cheque made out to the RTBA.

Q3: Do I have to pay an application fee?

A: No, there is no application fee applicable.

Q4: Am I required to pay a security bond?

A: Whilst UNIsity is a specialised apartment building it is still subject to the same legal requirements in regards to rental procedures. A bond MUST be paid in full before a tenant can occupy the apartment and this is a sum equal to one months rent. Therefore, when a tenant signs the lease they are required to pay both one months rent AND the bond for that apartment.
Providing that ALL the rent is paid, the carpets have been cleaned and the apartment is in a clean and undamaged condition, when a tenant leaves, the bond money is returned to the tenants bank account. The bond is paid to the Residential Tenancies Bond Authority and is not kept by the agent. It provides security to the owners of UNIsity apartments that their property will be taken care of and that the tenants will pay all monies owing.

Q5: Are there any other costs involved with staying at UNIsity?

A: Living in UNIsity is a low maintenance lifestyle with minimal costs involved. It is your choice to have a telephone connected or to use the internet service to your room. The water, gas hot water and electricity usage is charged to the tenant.

Q6: What other services are provided?

A: We will do everything in our power to ensure that your time at UNIsity is enjoyable. We can arrange car parking facilities, we will attend to maintenance concerns and we can provide internet access to your room at a very competitive rate for unlimited access. UNIsity also provides a cleaning service for all apartments twice a month. The cost of this cleaning is included in the rent price for your apartment.

Additionally, through Colliers International, you will receive Pastoral Support Services which help foster a sense of community among its residents. An on-site residential support team (RST) is available 24/7 which offers a constant and stabilising presence within the residential complex. The RST provide care, support and enrichment for residential students in academic, personal, social and recreational matters.

Q7: What are my obligations?

A: Whilst landlords have a responsibility to the tenants, the tenants also have certain obligations towards the owners of UNIsity apartments. By signing a lease for an apartment at UNIsity the tenant and landlord are making a promise to each other, which is LEGALLY BINDING.

The lease is for a specified time and whilst the tenant is permitted to arrange staying at the apartment after the lease has ended the tenant CANNOT simply leave WHILE the lease is still current. The landlord has an obligation to ensure the tenants stay in UNIsity is a pleasant one but in the same respect it is the tenants responsibility to provide them with information regarding their plans and how long they intend to stay at UNIsity.
